Short-term or long-term

Listed shares, equity mutual funds and listed bonds become long-term after 12 months. Property, unlisted shares, gold and most other assets need 24 months. Debt mutual funds bought on or after 1 April 2023 are always taxed at your slab rate, however long you hold them.

Tax rates from 23 July 2024

Long-term gains on all assets are taxed at 12.5% without indexation. Short-term gains on listed equity are taxed at 20%. Other short-term gains are added to your income and taxed at slab rates. Equity long-term gains up to ₹1.25 lakh a year are tax-free under section 112A.

Indexation option for property

A resident individual or HUF selling land or a building bought before 23 July 2024 can pay 20% with indexation instead of 12.5% without, whichever is lower. The cost is indexed with the Cost Inflation Index, which is 384 for FY 2026-27 and 376 for FY 2025-26.

Ways to reduce the tax

You may save tax by buying a house (section 54 or 54F) or specified bonds within six months (section 54EC). Capital losses can be set off against gains and carried forward for eight years if you file your return on time.
